Hello BP Community,My partner and I just set up our LLC and business bank account to invest in real estate in Maryland (Baltimore and Harford counties).

I actually activated a HELOC on that property and have it set aside as a reserve if I need it.

I was going to also increase their late fee significantly or to accrue daily, but a new law in CT just set the limit to $50.

It was enough extra money to keep them interested and you set all the showings for the same date and time anyway so it's a few hours a week when there is a vacancy. 

Great thing is, you have the capital set aside to fund future deals!
