You'll have to "swag" what you think the future interest rate will be to come up with a break even point.Btw, I think you may be correct re: higher interest rates in 5 years, but as usual...my crystal ball is murky.

In exchange, they typically give me first right of refusal when the actually get the ball rolling on some deals. 

@Derrick Young that is the most odd-ball question I could ever think of on here, and even more odd-ball is I actually know this very well, lol. 

Turnkey providers can be good but sometimes they’ll sell you overpriced assets that are not fully turnkey and then drop the ball on management.

-We want the building, and will likely have to play ball, but it feels like we have no options or negotiating power except to just walk away. 

If we do another, hopefully it won't need a roof for this delayed aspect, and we can refi out of it and this at nearly the same time to really get the ball rolling.Our first flip with this partner last year was a great learning experience that basically broke even. 

I know I could probably just set my own reminder and be more proactive about the early check in, but I think I started putting the ball in the guests' court on this one a while back because so many people ask for this.
