Planning to add value with attention to foundation issues, roof replacement, and interior renovations when units are vacant.

The only cost associated would be if greater than $250k (mine is not) and that would be the cost of a full appraisal vs the drive-by I'm getting for mine.Also, perhaps consider a 1st position HELOC that replaces your mortgage altogether. 

Anyone have any good recommendations for a good handyman/etc. to do a shower replacement/remodel job?  

Instead of determining a player’s value relative to its team (wins above replacement) can there be a singular numerical value that contains pertinent market data (appreciation rates, population growth rates, etc) applied to a specific properties intrinsic metrics, compared relatively  to a predetermined market size…bundled up in a singular value metric?

We have more than once not been able to find suitable replacement properties. 

I have a triplex which, based on our planned maintenance schedule, will have the roof replaced, siding fixed up (siding is already newer), trim paint and new exterior porch/stairs in the spring of 2022.One of the tenants, who also just reached his lease term, gave notice.  

If it’s a rental, you wouldn’t replace the siding because it isn’t up to current building code would you?

You 45 days after the close of your sale to identify the replacement property and 180 days to actually buy.  

The 10-2 might hold up for a few years but not when the HVAC needs to be replaced or when there’s a nasty eviction. 50% rule is more conservative to set expectations for covering those expenses.
