 I have no experience with this, but what i figure is that you either get pre-approved for a certain amount, or deal with a hard money lender, this way you are guaranteed to have the funds to purchase. you can always pay back the hard money lender if you get approved for a loan. sometimes the lender will have terms for a certain amount of time for their money though.
