If they don't vacate by their termination date, hire an attorney to begin the holdover eviction, if it's the city of Albany expect 3 months or more before you can regain possession.

The only reason he began the process is because I told him the lender wanted them and wouldn't release any more money until they had them.Did a lot of research on him and I can tell you if you go to https://www.courts.mo.gov/casenet/base/welcome.dothis is the database for all cases in MO, and let me tell you, Rich (and several versions of his business Semper Fi or STL Flips) has almost 400 cases against him, breech of contract, small claims, lawsuits, restraining orders, possession of controlled substances, siezed bank accounts, etc. dating back to the early 90s.

Otherwise when he does leave he is going to be expecting his security deposit.2) There is no reason to give a security deposit back to anyone until the unit is vacant and you are in possession.3) This is their issue they need to work out.

The security deposit is a mute point ,,, the back rent, the court fees, the damages, it will help offset some of the costs but not all .. photos of unit condition at move out.. send sec dep statement out within the time frame required and if you don't get your money you can go to small claims court where you'll get a judgement but collecting is a hassle.You've almost got possession,, don't give up.. and Don't physically force them out yourself, or do anything else stupid, that's what the sheriff is for. good Luck
