If you are not 100% comfortable/confident then do not move forward without one. 

We're planning to move there eventually and rent out our primary in Georgia.

Each time you move to a new location you are going to be starting from scratch, and it's going to be incredibly difficult to rehab a property in a brand new location out of state with no team in place.

It seems like 3/5 people you meet are from NY or CA and have moved here in the past 5 years.

And, very key, it forced it's use for an enduring time.

Overall I feel your goal should be "just enough" to make the prospective (most typical "opportunistic") trespasser move along and find an easier target.

If you  do plan on moving into the quad you should identify what unit you desire - maybe based on the rent amount or the tenant behaviors, etc..
