How much money can I expect to be able to borrow?

It’s common knowledge that pricing has moved upward (and from what I read here, investor expectations don’t seem to be on par with that but that’s another story).

The 2 sibling tenants aren't paying anything currently, and I expect them to just go ahead and start paying $2K + a month in a house they've been living in for free for how long now?

I know that's going to come off as silly to some but actively rented means that the units are good enough for someone to live there and also that there's a benchmark for the rent you can expect.

Long Version: I'm trying to work out very rough models of what sorts of returns I should expect so I can better shop for deals. 

She means well, but she is frequently paying late fees on late rent and I could not just send her a bill for $376.50 and expect her to be able pay it.I hope that adds some clarity to the situation.Thank you!

Everything always takes longer than expected, but it's nice to see the property beginning to shine.I fell short on developing a process for finding great tenants.

Once things pick up in April, I expect the wait time to be around 4 weeks.

I am expecting to have around 25 to 30k in it and probably try to flip or rent to own, aka Lonnie Deal.    

You could also let the person know when you get there that you are expecting a call from your husband.
