Only use engineers/architects/brokers etc. who have actual experience with single family lot development, you don't want to waste time/energy/money where others learn how to do it on your dime, you want them to tell you how it's done.

Keep this in mind the next time you find black mold or carpenter ants.Final thought on the owner not doing routine maintenance ... if the house if older than about 20 years then you need to check all the mechanicals (plumbing, electric, HVAC, low voltage) for code, quality and function.

The land is divided into 24 lots that all have their own septic, electric, water etc. each lot is leased to people who own their own mobile homes and they pay a monthly rent for just the land of $175 (which is a bit under valued should go up to $200) owner takes care of absolutely no maintenance, utilities, structural insurance, etc. 23/24 lots are filled with long term leases in place.
