First thing I notice,  it states the properties are being sold "as-is" and buyer is responsible for all CO inspection, etc.  

The new owner pulled his own permits on his stuff.Im guessing that'll be how it goes if they haven't issued a CO.

You will likely find some more BP members in the colorado area now as far as your plan, a red flag i see is the basement rental.  

We love San Diego but the price of housing and our mortgage payment is by far our biggest expense, so we are searching for a new home-base (maybe somewhere in the greater Denver/Fort Collins/Longmont/Colorado Springs area, maybe Salt Lake area, but we are considering everything still).

Nicky,I just bought a house here in Colorado and the list of information and paperwork that the lender required was quite extensive.My position was unique however since I did not live in the US at the time (and had not lived in the US for 26 years).They checked my credit, my work history, wanted 2 years of tax returns, pay stubs for the last two months from my job.
