Oil tank removal and remediation should be the seller's responsibility, not yours, UNLESS you're a very experienced investor getting a tremendous deal sold strictly "as is" where you've waived all your inspection rights.The worst case could be significant soil contamination requiring thousands of dollars in remediation, followed by soil and ground water tests by the state of NJ.

I would tend to steer you towards Black Mountain, Brevard, Waynesville over Canton, as I believe they are more desirable, but ultimately, go off what the data shows and if you can meet your target CoC, etc, then it could be a great opportunity.

However, if that wasn’t the case and we couldn’t get it permitted, then as you said, we could just test our luck and try to operate without a permit, but I personally don’t love that idea due to personal convictions.
