My mentor, Dennis Henson, does RTO all the time, and I'd venture to say he's easily one of the most successful single-family investors in DFW.

I am looking for a sample of a Buy and Hold J.V. Partnership.  Can be generic.

I feel like I read about the topic in Rich Dad, Poor Dad, though, and recall it being conveyed as a relatively low-risk venture.

I spent about six months managing a commercial project in Oregon in 2013 with a couple ventures up to Seattle.  

I do not venture into the northeast for rentals, but I hear that Philly has potential.
