If we do another, hopefully it won't need a roof for this delayed aspect, and we can refi out of it and this at nearly the same time to really get the ball rolling.Our first flip with this partner last year was a great learning experience that basically broke even. 

I know I could probably just set my own reminder and be more proactive about the early check in, but I think I started putting the ball in the guests' court on this one a while back because so many people ask for this.

They could probably could give you a generic price list so that you could ball park.When you lack photos or the ability to be on site to see it for yourself, then you are entirely reliant on your "boots on the ground" to advise you. 

Will be harder to find lenders who will play ball and financing will be 50 to 150 bps more expensive, but seems like your best move! 

So it’s a great strategy in my book, just takes some blind faith to get the ball rolling.

But I feel like it’s a different ball game when it comes to rental properties and more is at stake.

I don’t like feeling behind the 8 ball if I find a good deal for a fix n flip.

I can see with the right team/TK provider this model could work for people that have money to get the ball rolling.

So my question is what is the absolute first thing I should do to get the ball rolling?

We are already seeing the beginnings of this with DeFi (for loans) and NFTs(for property sales).Could we get a blockchain section so the BP community can stay ahead of the ball on this @Mindy Jensen?
