Airdna.co provides some good data on the metrics.Smaller units 1bd/studio do well for us with Airbnb but we don’t have traditional vacation rentals in a touristy spot - all are in Columbus, OH Metro.

They are also putting a bid into Amazon for a new world headquarters . . we already have several distribution centers for them around the metro.The key to good turn key rental investing out of state is a stellar property manager.

You can get a 2x3 or 2x4 whiteboard on amazon for $25 bucks or so.Another form is setting up multiple bank accounts.  

I take good care of my own house, but I don't remember the last year when I haven't needed to do ANY repairs...For example, My personal residence 1BR plus rental studio over the last 3+ years that I've owned them, 0% vacancy, $0.00 in repairs.

Also, I'm banking on the 7M sq.ft. office space for Amazon campus at Bay 101, and Bart is coming to Berryessa. 

@Alex BoyceI’ve found studio-1-2 beds do the best as STRs in my local market due to high volume off small groups traveling, especially with covid I’m glad we stuck to that strategy.I’d recommend talking to some other hosts in your area and looking at similar properties on Airbnb that you’d be buying to see numbers.There’s appreciation, cash flow, rentability to consider.

Last I checked they could be purchased for around $400,000 and rent for about $225 per night for a studio condo

Also, I have several ideas for how I can increase net income on the property in the long run (the structure I live in can be converted and rented out as a studio for more, and another structure on the property could also probably rent for more...btw there are three separate buildings on the property), including a rent increase (we have paid the same rent for 4 years).
