I literally read so many people writing...I have a deal. need financing. need 100% funding. need partners to give me money...I understand if a property is hot or may move fast, but shoot, I can make 30 phone calls to lenders, banks, family/friends in an hour why are so many people entering into contracts without first finding out if they can fund it?

Forced air systems are efficient, 20yr old furnaces are not, start by switching to a new high efficiency system, while expensive it's fast and increases property value.

If the houses are in a heavy crime block; you will find a motivated seller who wants to get out fast now there are areas like the Hyde Park area where you want to be as that is right in the heart of the new government facility that they start construction on and in time you will see the property  taxes increase which will bring values up and drive the crowd out.

There is no hard and fast rule or way to make money, except buying the right assets!
