First off, the water is probably coming from your unit.

The rental might be vacant for a month,(8% loss) or a tenant might not pay for a month while you pay to evict them.(8-16% loss)  A $1,000 appliance/water heater, or a $8k rook or hvac unit might go out.(5-40% loss)  You should be paying a PM 8%.

And my rentals there are cash flowing nice, but it's taking some time to getting it occupied, and I also found out that I need to make sure that the tenant is paying for the water, because the water bills are really high over there.I will keep you all posted along my journey, and I hope I could help you friends.

In addition, I will also be paying much closer attention to water flow patterns and signs of erosion around our next investment!  

If you're going to do that and want cash flow, you'll very likely need to at least make some cosmetic improvements to the units to raise the rents and then manage efficiently.

I assume it has sewer/septic, water and electric and they 2 tiny homes are plumbed/wired?

After securing a deal, your focus will shift to closing, finding tenants, and setting up efficient management.If you haven’t already, building relationships with local agents, contractors, and property managers in PA can save you a lot of time and hassle

Also consider your lifestyle and if you want to be traveling 3 days just to check to see if a water heater is installed correctly and your property manager is looking after your property.

Fridge filter is like a lightbulb it is a consumable that they can get or not get, makes the water better or I suppose the fridge smell less but it is not essential.
