As mentioned by others, prices up there are very volatile and that market gets hit very hard each and every downturn ... to give you an example of numbers, my Glendale CA rental went down 25% in the great recession from the peak ... the East Lancaster property I bought for 75% off of its peak price.

Also tough to blame the marketer because well thats not how you sell the product not by starting off by telling people your life might get turned upside down for a while once every few years and your 15% - 20% return could have as much volatility as my crypto investments if something goes wrong or your property manager has a hiccup.

If I combine the 1% rule with the 50% rule, I get 6% returns per year on an asset that usually at least keeps up with inflation and has a lot less volatility than traditional equity.

I'd rather have that money in my hands creating a healthy COC return than have it be subject to the volatility of the stock market, especially considering how fragile our monetary system is right now.
