Does a satisfaction of a note in Florida have to be notarized?

@John Fabros I've been asked to notarize real estate docs from my Sailors before but have never felt comfortable doing it.

If you find it fun though, then why not?Are

I can't count the number of times we were surveying a property that looks like it has an encroachment based on the record deed, only to have the neighbor bring out a notarized sale agreement that was never recorded simply because they did it themselves without benefit of a survey or legal counsel.

I have thought about approaching the deal from a typical investment side and enter a contract that upon passing, the home shall be turned over to me and then notarizing it.  

If the seller does not allow us to add a co-buyer to our contract, we will draft a grant deed (like the one attached) that will be will be notarized and sent to escrow to be recorded at the same time as all of the other documents.

Depends on what kind of lien you’re talking about.One can file a mechanics lien but the penalties are severe for filing a false lien.A mortgage is a lien, but it has to be signed by the owner and notarized in order to be recorded.What kind of lien are you talking about?

I don't mean sending the tenant a reminder and receiving from them a promise from the heart, a notarized affidavit of intent, a blood oath on their children's eyes that yes, they will be out on such-and-such a date and time.

It's hard to tell sometimes if the title company is being petty and unnecessarily delaying closing by requesting an original notarized document from custodian or if it is a bona fide requirement to be legal.
