In addition to promoting sustainability, you should also consider offering additional amenities and features that appeal to environmentally-conscious renters, such as electric car charging stations, bike storage, and access to public transportation.

What I did is look up prominent business corridors & routes of public transportation, then identified prominent employers such as hospitals, etc, then lastly brought out the good ol' trulia crime map.

I'm outpriced in other areas which have transportation to M-island and are also safe.

A new park is being planned behind Town Hall in Seven Devils, and a large push for AppalCart to get affordable and easy local transportation even more on the forefront for local residents. 

I will say right now, it's mainly breaking even from month to month only because I have to pay my parents $125/week to transport the cars (we offer free delivery).

I think some new areas are likely to pop up that have not been touched but have similar qualities to Old Irving, Avondale, Portage Park (proximity to public transportation is key) but haven't had values spike because of early development. 

That's a very hands-on strategy that requires a good knowledge of the market, means of transportation, and some audacity to knock on a stranger's door asking if they want to sell.
