First, it's not just an inconvenience but actually is against the law in Texas and most other states:  "According to Texas Transportation Code Sec. 545.302, drivers cannot park in front of a driveway, whether public or private.

What I did is look up prominent business corridors & routes of public transportation, then identified prominent employers such as hospitals, etc, then lastly brought out the good ol' trulia crime map.

I think some new areas are likely to pop up that have not been touched but have similar qualities to Old Irving, Avondale, Portage Park (proximity to public transportation is key) but haven't had values spike because of early development.
