Ideally you'll want an option that  allows you to get a deeper look into their credit profile (credit history, breakdown of their credit score, accompanying remarks) as well as other parts of that report pull (ie. nationwide criminal background check, eviction history check, sex offender registry check, etc).

Let the seller's side worry about the seller's feelings and you concentrate on what you need to make the deal work.Also if your 1,000 dollar learning remark is about earnest money, you should be getting that back if you walk during due diligence...
