I’m still trying to wrap my head around the LLC and trust thing. 

I'd love to have a solid list of folks I could trust.

Thanks so much.my plan is absolutely to start smaller using the tips others have told me about —and to leverage my personal relationships in those companies to build trust over time (to be ready!).

The basics of a seller financed deal are that the title co or closing attorney (if there is one) or seller’s attorney draws up the warranty deed transfers title, the promissory note evidencing the debt related to the transaction, and either the deed of trust or mortgage (whichever is being used) perfecting the lien against the subject property.  

Deferred Sales Trusts seem like a viable strategy to defer capital gains.

I would set up a family trust, if you have a ton of equity maybe you refi the properties into an LLC but if you are locked in with lower rates then I wouldn't touch the ownership piece yet. 

I analyze the property as if I am living there as well as when I'm moved onward and using a PM or letting a trusted tenant be PM.

Investors made offers to other investors to be bought out at 75 cents on the dollar (pretty normal process in trust deed lending - either stay in the deal until the end - or get out now at a discount.)
