Half of the PM's down here can't read contracts, don't know how to inspect a property for damage, etc. - they just use whatever contractor is giving them the most free stuff at the time.  

Ask lots of questions, read as much as you can, and then ask even more questions.

After reading back through the contract it states the contractor isn't responsible for rocks, trees, driveways, or utility lines.

When I do it at 20% down, I can only find negative cashflow, so I could be looking in the wrong spot, or I need to put more down, or I am missing something all together.I have read that making a 8% return or higher is what to look for, and I can find break even.
