Here is a list of what adding ADUs in my CA market is typically a poor RE investment:1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

I hear appraisals associated with ADUs regularly in southern Ca and they are typically less than 50% of hands off cost.  

I live in California but do not want to invest here. 

My own realtor said that 2020 was the most lucrative year of her career and that nearly all the people buying houses in Waco are people who are fleeing California, New York, and Oregon, moving to Texas in hopes of living in a free and functional society again.

Here in CA it gets sent directly to the customer (not via the contractor) it's called an Accord.

Just make sure the rental market can support the property’s expenses and have a plan for property management if you’re still in California.

I watch a lot of David Greene's YT videos and have messaged him directly and he gave me solid advice - if I'm going to buy outside of California, to go for appreciation states and look at the asset.
