I've clearly defined my target areas, price range, square footage, bedrooms and baths, age of the home, etc and now I am trying to become more comfortable with analyzing homes I am interested in.Since I have plans to buy & hold I have become very familiar with the 1%, 2% and 50% rules and for life of me I cannot make the 50% rule work for the market here in my Houston suburb of Sugar Land/Missouri City TX!!!

I have looked into old sugar land (Townwest area and etc) 77478 zip code, parts of Houston ( 77083) Fort bend School district and Katy near Cinco Ranch ( 77450) but not Cinco Ranch since it is too expensive.

Generally pools solicited for private consumption are smaller in size not exceeding $20 Million and even then those pools generally allow investors to bid and buy smaller portions of the pool.

While a more efficient boiler will lower gas/oil/electricity consumption to produce heat, if 50% of that heat is escaping through non air-sealed, uninsulated (R4-R5) walls & roof and single pane windows, you are still waisting energy & money, and your building will still be draughty and uncomfortable.
