You can secure the property with a promissory note drafted by a lawyer or a title company, but keep in mind that “taking back the property with the note” as it is often pitched by gurus is not always actually that simple.

Also I will note the ideas of what constitutes a "good" investment mat not be the right advice for anyone.

(Note: I'm not a lawyer, but this is my understanding based on my experience)  A human being will need to sign on behalf of the LLC and that human will need to have the authority to sign.

So how do I socialize the benefit of doing something like taking a 200k ADU construction loan to add $X in top line and $Y after servicing the new note, but with an increased property value etc etc? 

It also depends upon what the investor is wanting to do with the note as well.
