This went smoothly, but I'm a bit wiser now and don't want to risk doing that.How are you guys passing the inspection if you aren't supplying the appliances, but without letting the tenant move in first with their own appliances? 

If I had done the interior painting myself, it would have looked terrible - they smoothed out the textured walls and it looks great.

Yes they aren't cheap, but if they can increase revenue enough to make up/exceed their fees by increasing occupancy and making you feel comfortable because they are there to ensure things run smoothly..then it sounds like a win to me!

And along the way sell some apartments and pocket those fat commish checks I sold a 5 mil one a few years back and that was a smooth 100k in my jeans for a couple weeks of scouting finding and following it to the close..

They're both important, but Capex is more of a long-term investment while maintenance keeps things running smoothly in the short term.
