If the tenant has low net worth, a court judgment is practically worthless.Taking a week to vet a tenant can save months of headache.

On here just last week, someone told everyone that all tenants hate their landlords so there was really no need to provide any level of adequate or decent levels of respect or service.

I've only ever had one borrower who fell behind in payments, in which case, I paid him some cash to move on, and got a new buyer within a few weeks.

I usually give them 30 days, but I will allow them to leave earlier with just one week's notice.

Anyone capable is just understanding the market is reverting, and just because we're not taking properties off the market in sub 2 weeks doesn't mean we're "sitting on the sidelines." 

Not just someone who has their property on MLS for 2 weeks.

Hi guys, I bought my 4th property about 3 weeks ago.

I don't know Accessible CLG, but can say that we have rented to groups like this and have not had a problem.We have also rented to corporations who have people live there for only a few weeks at a time. 

I get calls weekly from assignors across the country who are surprised that I don't have any interest in their retail deals. 

@Nathan Patterson  I have one house where I supplied appliances six years ago when I got back into rentals in earnest.
