I'm not a business, I have just this one rental.They went behind our backs and made this deal, completely disrupting our life and causing me to have to pay someone to do the turnover of the unit that I normally would do myself, since they made us turn over mid week and we both work real jobs so we couldn't do the work and simultaneously go to work.

@Manuel AngelesThis is a great strategy to get a good cash-flowing asset for little cash while simultaneously taking advantage of record low interest rates.For conforming loans where you get the owner occupant advantages it's only for 1-4 units.

The action to quiet title could delay things, your end buyer could get impatient and walk, and you could end up losing your deposit and simultaneously leave the seller in a bind.That being said, your contract may specify who gets to select the closing agent / title company (for example, in Florida, whoever pays for the owner's title policy normally selects the closing agent, and this is often the seller).
