If the agent had told you that they were not going to be working much over the Holidays, it would have signaled you to monitor the deal more closely.All things considered, I've acquired almost every property that I own now or have owned in the last 10 years without benefit of inspection.

Generally speaking:A low renter:owner ratio tells me there are a lot of stakeholder present and the area should be fairly nice.A high renter:owner ratio tells me landlords are mostly in control and (if they are not local or actively engaged) few will advocate for the neighborhood.A large inventory of multis doesn't signal much without knowing neighborhood dynamics.Landlords can always use the tremendous amount of influence they carry to lower blight, get rid of trouble-makers, and revitalize stagnate local economy.

Realty Mogul doesn't allow ground-up developments though so Fundrise is better for what we're currently trying to do.All of the sites have done a good job signaling they wish to screen stuff before it goes on the site.
