Welcome to the site Jeffrey.When looking at the Cleveland market I see a ton of investors get totally shocked by the bottom dollar prices you can find in some of the rougher neighborhoods of Cleveland.

There are a shocking amount of agents, attorneys, etc that have no idea that wholesaling even exists. 

@Terry Lao That seems reasonable as far as forecast although I would not be shocked if we see a run up this summer to those same numbers.

I also look at the payout ratio to get an idea if the dividend is likely to survive an economic shock.

My background is in multifamily and I was shocked when I transitioned to self storage and saw the level of active management that is required to drive a return. 

Apparently the buyer is from New York though but even other out-of-state individuals I've shown houses to in the past for didn't even take half that time so I was shocked.

Put it this way, 30-40 yrs ago those lease rents were like $15-35 mo, shocking to see that they are $311!!
