We had Crestcore Management and they neglected the tenant so the tenant moved out because they weren't able to fix the heating concern in a timely manner.

What if the primary applicant moves out with no notice?

Buy a quality property, stay away from the hood, rehab it as if you would move in, take your time picking a tenant, you'll be find.

For example, if the loan officer asks you what your monthly payments are and your mother-in-law moved in with you because she is struggling financially and you are paying her car payment, don't share that you are paying her car payment every month.

Selling and move on.  

What is the best way that you have found to tell them that you need labor & materials separate, so at tax time you can send them a 1099 for labor?

I want to purchase my second property within 4-6 months of moving into my multifamily house hack, but looking for a guidance on the strategy to do so.

If you have mony in the deal and it is no longer bringing a proper return it may be time to move that money into another property that will return more.
