Fellow newbie here so feel free to take my thoughts with a grain of salt :)I️ second the sentiment of confirming rents in that area - I️ visited with a few turnkeys in KC about a month ago to get a feel for the area and felt that some of the rent estimates were more optimistic than warranted.

Tenant is expecting a baby and the personal property that was damaged was crib, changing table, etc which was of sentimental value so I really can't imagine she had part in it - other than (her son) leaving the door unlocked.We had 2 unlikely yet unfortunate events back to back with this property which is discouraging - but thank you all for your words of wisdom, experience and reassurance.

@Logan Allec  I have struggled with that sentiment you mentioned since I first jumped into financing turn key or fix and flip for rental purpose properties back in 2002.there really is NOT enough local investors in most of those turn key markets to buy up all the inventory at least up until a year or so ago.. inventory is finally balancing the other way in some markets.really is market specific..
