Hey guys,I'm looking to start out in Sandwich Lease Options as my way into Investing, but I have a question about when it's time to do the double closing.When my Tenant/Buyer is ready to excercise their option, I will in turn let the Seller know that "I" am also ready to excercise my option.

The specific problem I'm running into is this:when they think it is me who is buying the house on a lease with option, they are often up for the idea and are willing to lease option me the property with a monthly rent in line with rental comps, a 2-3 year term, and OK purchase price (good enough to make it work)...BUTas soon as I disclose I will not be the one living in the property, they have an issue and start getting confused/asking me how I am making money on the deal/etc.Curious to get thoughts from vets on there on how they position a sandwich L/O to a seller.

You'll need good credit and a decent down payment (20-25%) to do that if you just use a conventional NOO loan.Finding a house on the MLS that the seller is willing to lease option to you so that you can sandwich lease option it to your buyer is going to be like finding a needle in a haystack.

with BORIC ACID, cut some 1 inch by 1 inch squares of light cardboard, like shirt cardboard and make a thin SANDWICH out of the paste.Put these around the kitchen and bath, inside of cabinets, very effective.BTW, the "mix some from another pile" thing with fire ants actually doesn't work.
