Any suggestions for what coverages need to go into the property insurance policy? 

The cost of title insurance is dependent on (1) the state the property is located in (2) the amount being insured (3) whether insurance was recently purchased from the same insurer, (4) the exclusions in the policy.  

Local Regulations: How do local landlord-tenant laws, rent control policies, or other regulations affect investment profitability?

What they do is offer a policy to the underwriter of the title insurance company.Is this the best route, or should I hire an attorney to get a quiet title? 

This situation is risky, but you can mitigate it by requiring a higher deposit or paying them several months in advance.My policy is that they must show at least three months of employment.

Does anyone know of an online insurer that will write specified actual value policies that would allow me to choose the actual value that is adequate for my program?

People could be paying into these wildly expensive policies and then never get any of the necessary funds once a disaster does hit. 

MONEY, economic policy, THAT is how it's done and evidence is today and yesterday because it's coming true as we live it now.....
