After a while you just recycle the ones you have on a rotation so you don’t even need to buy new ones.

We have like 8 keys that get rotated so that no two units in a complex has the same key and no key is reused in a unit.

Instead, I would eat all the losses.If you can show a friend or family member consistent prudence, a track record of success, and an incentive for lending, they will give you absurdly good deals, in my experience, and that said, I would be extremely cautious doing a buy-and-hold with a family member or friend because of the potential for strained relations.

But because of the strained family situation, if allowed in your state, you might want to offer to pack up the deceased person's stuff and place it in a storage unit.

I've easily thrown ~$20K already, I've got a mortgage on the property, thankfully not causing to much strain on me, but regardless, i'm losing $ every month I'M Paying the mortgage and not a tenant.

The loose plan would be to rent out one of the rooms/units and then part-time rent out the other as an airbnb rotating between living in that room (when not booked) and my camper van (when the airbnb is booked).For context I am a 25-year old and still live a rather transient life so good chance I would have to leave Denver after a year or so and would no longer be househacking it.
