What code enforcement or zoning board problems, if any, would you anticipate from building a properly permitted triplex as authorized in a medium density residential zoning, then licensing each unit as separate Bed & Breakfast business, but managing all 3 B & B’s by a single entity -essentially operating a small hotel without the commercial zoning?

The big REIA meeting was on the 13th - 2nd Tuesday of the month is the time to fly in, but you can't move Christmas - the next group I would connect with is WinVestors - many of the same members as MAREI, just not quite as large a group - more intimate.They meet on Wednesdays at 9am at Lucky Brewgrill on Johnson Drive - the cost to attend is your Breakfast.  

Ask them if you can buy them breakfast or lunch one day and pick their brain.  

I learned a lot of the basics by taking a tax lien attorney out to breakfast.

What about a Bud & Breakfast!

Question for Bigger Pockets community and investors doing Multifamily or Medium Density Residential construction, or those operating AirBnB, Vacation Rentals, Hostels and Rooming Houses or Boarding Houses; -what problems am I likely to run into by building a fourplex in medium family residential zoning then licensing each single-family residence of the fourplex as a separate Bed and Breakfast and essentially operating the fourplex as a small hotel?

Quite frankly, I'm wondering if I should scrap these relationships, start delivering pizzas and just start over finding a new mentor and agents to have breakfasts and lunches with lol  I expected to be seeing a minimum of 10 properties a week and already having at least 7 or 8 offers out there by now. 

The meet once a week for breakfast on Wednesdays.
