I live in NY and part of me wants to dive into the wholesaling business but another part of me wants to get my real estate license to further my knowledge and terminology overall encompassing this business as well as the rules and Regulations .At this point I’m just wondering if it’s worth going through a real estate course to further my education in this business or could I trial and error with the information I have acquired thus far to pursuit a successful wholesaling business .

The goal is to build cash flow and expand the portfolio over time to eventually replace my day job income, so need to continue that pursuit and not sell out, but the higher than expected offer on the property made me stop to think, even if it's not a ton of money...

A DIL is where the borrower/owner agrees to sign over the house Tobin exchange for the amount owed....no foreclosure, no further pursuit of the borrower for money(what you referred to as forgiving the debt).

@Philipp GrajewskiRegarding cash reserves, I highly disagree with having nothing and have personally realized the risk of this aggressive pursuit, which for me (many years ago), was essentially having to dump multiple properties because my situation with no reserves was unsustainable.
