You need to provide a bit more specifics about the property, about the insights you want, etc.  

For example,  providing a heating source for your tenant is your responsibility as the landlord. 

It will ultimately depend on price point and what level of service you want to provide. 

I would provide the capital and otherwise stay passive, but hopefully grab better profits than private lending?

As far as benefit to the seller goes, @Matthew Paul I think you are probably right on the money and regardless of whether they would have preferred to stay in this house rather than move, it is likely providing them some excellent cash flow; and I'd be hard-pressed to come up with a deal that serves both parties better than the current situation. 

This may provide low cash flow up front but it is a way of scaling if you are good at adding value and then trading up that value.
