Your job as the buyer, or seller, in any transactional event is take care of yourself.

Most of the buyers are just regular folks looking for a home, so they are not at all thinking about cap rates. 

Just because a buyer doesn't fit the bank criteria, does not mean that they are a poor borrower.

I think it is very important to get the actual rental history of the prospective tenant before renting out the property. 

The key difference, though, was he spent months carefully getting to know the local architecs, reputable builders, and even a couple of niche design firms that specialize in modern builds for mid- to high-end buyers.

Higher interest rates are keeping some buyers out of the market so properties are sometimes sitting for longer or not getting the desired price.
