And some of us been replying back yes there is, just where they are, how to get them, has changed a bit and it's no longer as simple as closing your eyes and randomly throwing darts at a MLS map and buying whatever. yes, those days are long gone but if your willing to roll-up the sleeves and get professional at it, there is "deals" all over the place, you just gotta get skilled on how to find them, tap them, monetize them.

@Timothy Blackman- thanks ...get some referrals for lenders from friends / co workers ...contact them all on the same day with the same criteria and ask them any questions you have and ask for some scenarios ...compare the feedback and service they provide ...pick one lender to get pre approved with ,,once you have a property - contact all lenders again for pricing options for the actual loan you will need ...hopefully the lender you chose for pre approval will be competitive in their pricing ..good luck

Also advertising costs.On loans, I would hunt for an 5 year fixed interest only with low pre-pay penalties that you can refi when rates finally come down (hopefully).Landscaping / snow removal is legit and is more viariable than you would expect.

With 700+ credit you should be able to get mid to high 6s if you pay a couple points and do a 5 year pre payment penalty.
