A few things I do personally for clients is: create a P&L, market to my buyers list, pre-market the property online where the target audience is, and make a plan for bookings and the booking calendar to minimize losses while up for sale and operating simultaneously.

Constantly it's "of, I had only ___ back when", and how much today sucks. people said that in pre-08 when all you needed to do was fog a mirror to get any $ you wanted, and after 08 when you could get a house for less then a car, it's always how great people had it back when and how impossible today is.

And we found a great pre-finished lumber supplier for the siding and the tongue and groove that is saving us 10 to 15k a cabin depending on the size (and producing far better quality results in the finishes).It doesn't sound like much when you're looking at 300k to 500k builds.

@Shrikant Kakani- thanks ...if you  dont need to use financing - disreagrd the following tip ..if you will need to use a loan to acquire your 1st investment property - I would recommend getting the formal loan pre approval step completed ..this is free  and it will help answer many questions you have  and  help get you organized and  prepared .
