@Lynette guy I have been trying to contact Evolve as we are renting a place through them for Christmas as tenants (not hosts/owners) and they have not responded any of our communications via air BnB platform.

This might be a case of speaking with some different lenders but the only difference on the DSCR side of things is that the Air DNA method to calculate potential rent will have a slightly higher interest rate. 

The list should also include if supplies are needed, if air or water filters need to be changed-out, if light-bulbs need to be replaced, etc.

There are other investments like air-bnbs where owners rent by the night similar to a hotel and those are referred to as short term rentals. 

Or about them using the property for Air Bnb or subletting? 

I'm guessing after logging died down they had a steep decline but seems to be on the upswing now... low cost of living and good recession-proof jobs due to the Air Force, Sky Lakes Medical Center and Oregon Tech...
