Maybe you can help the investors you meet with all the miscellaneous tasks involved with investing like picking up rent checks, turning over properties for new tenants, or even just driving by occasionally to make sure their properties are in good condition.I'd also recommend spending a lot of time looking at all the homes you're targeting in your area, both online and in person.

Anyhow...sounds like you're on the same page with @Shawn Parsh about picking the worst property in the best neighborhoods  >>> I get it, and trust me I'm always looking for those gems (if/when you find them, they get snatched up fast!!).

Pick a focus and run with it.

Picking 1 area and sticking with it can go a long way.

Things to consider: daily internal operations, external branding and operations, lending, in addition to inside out *legal protection and outside in** legal protection, privacy/anonymity/identity protection and security...Prevention measures at different levels, preventing the attack from being initiated vs preventing the attack (lawsuit) being successful vs reducing the damage of a successful attack.... there are many elements and I see people pick one and argue about it without looking at the whole

@Timothy Blackman- thanks  ...get some referrals for lenders from friends / co workers ...contact them all on the same day with the same criteria and ask them any questions you have and  ask for some scenarios ...compare the  feedback and service they provide ...pick one lender to get pre approved with ,,once you have a property - contact all lenders again for pricing options for the actual loan you will need ...hopefully the lender you chose for pre approval will be competitive in their pricing ..good luck

But then again, I’m not experienced in it, so I do need expert advise on what garage size and door size with height to pick.  

If you live in Macomb County, you already know about as much as you need to know to pick good real estate locations.When buying a stock, the investor has no control over how well it does and we all pay the same price, so we look for stocks with hot growth prospects.

I would be less concerned about trying to pick land based on future appreciation & selling.
