If I could, while understanding the tenant giving you no notice to vacate is certainly irritating, I would encourage you that this also brings opportunities for you to further prosper. 

For some, the deposit is already seen as "spent and gone" and never expect anything back, based on the condition of the place they leave it in, or live in, for that matter.So the MTM gives me the opportunity to get rid of them by cancellation if they irritate me, and the lease does not have an advantage for me since most have basically nothing to loose.People with a more stable and higher income I do leases.

It irritates me that foreign money is competing so hard in a town of 3,000 people in the middle of Wyoming but such is life.

Boring and irritating, right?

I am very happy with the carrier(s) of my other policies for personal auto, renters insurance, health insurance... so this is becoming really irritating, to say the least.

Non-payment is usually acceptable, but what about the irritating, constant minor violations, or unproven issues you don’t want to go to court over?  

Still feel blessed, no threat of losing properties like others in our state, but irritated that the delinquencies are not due to COVID, just poor eviction moratorium policy.

Doing anything else is just going to cost you time, money & irritation.

It will irritate you when your paying several hundred each month in utilities.
