Two urine soaked mattresses, a destroyed couch, hopelessly soiled rugs and towels, broken plates, furniture, etc, etc.Between the damage and the lost income we’re out about $6k, not enough to file an insurance claim and make it worth the possible rate increase after the deductible.

That is why it makes sense for no additional labor pay.Today was our first day, we hauled all sellers furniture/ leftovers to donations or to the local transfer station.

Plenty of room for hosting in the backyard/patio as well. 

The next major issue is permits, I don't like touching anything that has a converted garage or patio let alone 4 jerry rigged bedrooms, the assesed value isn't necessarily an issue depending on the state especially (In CA there are $2M properties assessed at $200k because of prop 13)  Investors will see the real value but the other issues would have me concerned.

He’s completely moved in all his furniture but has been there only for a few days.Btw.

Not one bit of the furniture was salvageable...so they politely left it in the front yard. 

While there may be a chance of something under the patio, I’d figure it’s highly unlikely if there are no remnants of supply lines or fill pipes.

In any case,  while the animal is not a pet it IS considered an extension of the tenant,  and thus any behaviors it does like damaging carpets/furniture/barking/making messes which cause waste or nuisance can be used to file notices against the tenant just as if they themselves were doing those actions.
