I know this may not seem possible, and probably not the answer you were looking for, but it would be worth partnering with another active investor, bringing in a passive investor(s), or even waiting until you have enough capital to deploy into the right deal. 

The meetups are an excellent place to meet equity partners and private lenders and build relationships with them.

If you have significant resources you can start on your own, if not partnering with someone who brings some local knowledge can accelerate and stabilize your journey. 

Congrats on getting an STR as well, my partner and I specialize in STR and flip investments in the area so we have a lot of local connections that could be useful for you. 

I always have a hard time finding the alliance partner on a flight portal.  

The stodgy that most of the investors that I work with use is to make sure that every 1-2 years they look at their portfolio and capture the equity to help grow their wealth.As a benefit for the investors that I work with we have partnered with a company that we met at BPCON that looks at this exact thing.

Thus, I might contact some 1031 QIs if you are looking for someone targeting you as a 1031 exchange partner.
