Hi @Garrett Kula - In my opinion, mindset and awareness of why you want what you want is BY FAR THE MOST IMPORTANT thing any one can figure out. 

It is my strong belief and opinion that most of the people tell folks to find off market deals don’t know how to find off market deals themselves.

I have had people express interest but they want to know the exact address not just a nearby landmark etc.

My opinion is that if people were making reasonable business calculations, these types of cases wouldn't even get there as the end result would be a judge having his eyes effectively glazed over and losing confidence in the efficacy of the sub metering solution.

I'm sure others will have a different opinion, but I believe your OpExp margin of 66% is WAY too high 4% vacancy is too low.
