The home is turn key with a new roof, furnace, floors, AC unit and paint inside and out within the past few years.

The first floor bathroom and 2 bedrooms were given a fresh coat of paint and a good cleaning.

In this couple’s case, painting the house white and adding a bedroom were game-changers.Prioritize high-impact areas like the kitchen and bathrooms, and add to the home’s curb appeal.

I would feel safe using the security deposit on smoke mitigation on turnover which might include kill/paint purchase of ozone machine steam cleaning or replacing carpet etc. remember to account for useful life if replacing.

So the entire ceiling needed to spackled and painted.

I have a decent understanding of flooring and painting now. 

Paint the outside, painted the units, replaced carpeting, new fixtures...
