In that time frame, each party will receive the following:Month 2 – 12:Ed Receives: 11 Months Prop Mang fees $880Joe Receives: Net Rent Balance: $10,120So at the end of year 1 their totals are as follows:Year 1 Totals:Ed (Property Manager: $1,460 Joe (Landlord) $10,540Ok so not terrible so far.

We may outsource more of the duties later but this approach has allowed us to get in tune with the business so we can mange the manager later.

At 25 I took it back over by hiring my own employee to mange my properties part time.

The Servicemembers Civil Relief Act states:   a servicemember who receives permanent change of station orders or who is deployed to a new location for 90 days or more the right to terminate a housing leaseI understand, at the end of the day, this is a business and we, as investors, are looking to produce a profit at the end of the day, yet maybe because I am biased, I believe when dealing with military members (Active, NG, or Reserves) , especially during that lease process, it takes some additional conversations. . . 

Another possible route is to find a rental property and hire a property manager to mange it for you.
