Taking a boiler plate contract is not going to be helpful as they're typically customized to people's needs/wants.

Small residential properties seem like a headache for them now so I've been fortunate enough to take them over via things like land contracts and creative financing deals to get them out of those properties.

To get started, you’ll need a good understanding of assigning contracts (check your state’s laws), a solid buyer’s list, and marketing tools to connect with motivated sellers.

You’re not getting paid to buy it so it wouldn’t go through your broker but you better make sure you disclose you’re an agent to the homeowner in the contract.

In many states, approved sales contracts are available for free online (you'll have to learn how to fill them out or pay a lawyer to do it, recommended to at least have a lawyer review).
