Its much harder to turn a property around in 6 months expecting to have 100% of your money returned back to you - but if you focus on the right property focusing on highest and best use with an ADU add (like mentioned), in-fill/lot split, or other rehabs - then hopefully a semi-decent property like that will perform like a champ in a few years.

investors can figure on 10 to 12% return on PMLs generally they are short term 6 months to 18 months.. in my 40 plus years at PML I find most investors started as landlords then tire of it and start to diversify.

If major foundation work, you should wait 1-3 months to do the full roof replacement (depending on the method and how much was done).Example: If/when we do a full residential roof replacement, if major foundation work is done after that, any/all warranties are void!
